Do I need a Safaricom paybill to use TENari Rentals?
No. You can run Rentals with manual payment entry, M-Pesa till, paybill, or bank deposits. Paybill makes it fully automatic; without one, you simply enter payments yourself or upload your M-Pesa statement weekly. Either way, the reconciliation works.
What if my tenants don't have smartphones?
TENari Rentals supports SMS reminders for feature-phone tenants in addition to WhatsApp. Reminders are also printable as physical notices. The tenant balance bot also has an SMS-only fallback for "what do I owe?" queries.
Can my accountant access the system?
Yes — and we recommend it. Accountants get a "Read + Reports" role with no edit access. They can pull P&L, VAT summaries and ledgers without you sharing logins. KRA-compliant export formats are built in.
What happens if I lose internet?
Rentals has offline-capable mode. You can still capture rent receipts, log maintenance requests, and view tenant data. When you reconnect, everything syncs automatically. Power outages and connectivity gaps do not stop your operations.
Can I import my existing tenant data from Excel?

Hotels & Resorts is for full-service properties — typically 40+ rooms with restaurant, spa, banquet halls, events. Hotels & Guest Houses is for 6-40 rooms — guest houses, lodges, boutique hotels with breakfast service but no full F&B operation. Same booking engine; smaller feature surface; lower price point.
What if my hotel grows beyond 40 rooms?
You upgrade to Hotels & Resorts. All your data carries over — bookings, guests, rooms, financials, ledgers. No re-entry. The migration takes about 4 hours. We handle it.
Can I take walk-in bookings without internet?
Yes. Offline mode lets you check-in walk-ins, take payment, print receipts. When connectivity returns, the booking syncs to your main system and reflects in OTA availability automatically.
Do I need a separate channel manager subscription?

Yes. Hybrid mode is core to Serviced Apartments. Unit 4A can be on a 6-month lease while Unit 4B is on Airbnb getting nightly bookings — same dashboard, same calendar, no double-bookings, separate revenue tracking.
How do you handle the OTA listings for nightly units?
For units configured as short-stay, the OTA channel manager (Airbnb, Booking.com, Agoda) is included — same as Hotels & Guest Houses. Nightly unit availability syncs to channels; long-stay units stay off-platform. Switch a unit's mode anytime.
What if a resident damages something?
The move-in checklist documents the unit condition with photos. When a resident moves out, the move-out walk-through compares against move-in. Any damage is itemised, costed, deducted from the deposit, and explained in a final statement. The audit trail makes deposit disputes practically extinct.
Does it support corporate clients (companies leasing units for staff)?

Can the committee chair authorise expenses through the system?
Yes. Approval workflows are configurable. Single-approver for small expenses, dual-signature for larger ones, full committee vote for amounts over a configurable threshold. Every approval logged with timestamp and signer.
What about the security guard, the gardener — how do they use it?
They do not need to. Service Charge is for the committee, the manager, and the owners. Service contractors are tracked as vendors — you record their service, their payment, their performance. They keep doing their jobs the way they always have.
How do owners see their statement?
Each owner receives a unique WhatsApp link. Tap it — opens their personal dashboard in any browser. No app to install, no password to remember. They see their levy history, current balance, AGM resolutions, and the year's expenses. 24/7 transparency.
Can we run a digital AGM where owners vote remotely?

What if my meters don't have digital readouts?
Most Kenyan submeters are analog dials. The mobile capture handles them perfectly — you photograph the dial, enter the reading. The photo proves what was read in case of a future dispute. No need to upgrade meter hardware.
How does spike detection actually work?
The system learns each unit's normal consumption pattern over 3-4 months. When a reading deviates significantly from the unit's own pattern (not the building average), it flags. You can override (e.g. "tenant just had visitors for a week") or investigate (likely a leak).
Can I delegate meter reading to a junior staff member?
Yes. Reader role has scope limited to capturing readings. They cannot see customer balances, edit bills, or access financials. The reading + photo + GPS prove they did the walk; you verify and approve before bills go out.
What about prepaid meters (token systems)?
Prepaid is a different billing model than postpaid submetering — you sell tokens upfront, customer consumes them. Currently TENari Utilities supports postpaid. Prepaid token vending is on the roadmap for Q4 2026. Tell us if you need it sooner.
Can I bill different customers different rates?
Yes. Residential vs commercial tariffs. VIP rates. Subsidised staff rates. Per-customer overrides allowed. The customer master records which tariff applies; bills calculate accordingly. All recorded in the audit trail.
What if there is a billing dispute?

No. The connection uses Airbnb's official Channel Manager API — exactly what professional hosts use. Airbnb encourages it for hosts with 3+ listings because it reduces double-bookings. Your standing on Airbnb is unaffected (or improves due to fewer booking errors).
What if I only use Airbnb — do I still benefit?
Yes, but less than multi-channel hosts. The dynamic pricing, guest comms automation, smart-lock workflow, cleaner coordination and review tracking all still apply. If you scale beyond 3-4 listings on Airbnb alone, the time savings still justify the platform.
How does dynamic pricing actually decide rates?

Property management in Kenya runs on tools designed for somewhere else.
The current state of the sector is a Sunday afternoon spent reconciling forty M-Pesa statements against a tenant register typed in Excel three years ago. It is three banks, two paybill numbers, and one shared spreadsheet that nobody is sure is current. It is rent paid in fragments across the month, recorded by hand, then chased on a fourth WhatsApp group because the third one has muted notifications. It is service-charge AGMs that end in disputes because the records do not survive scrutiny. It is meter readings on scrap paper, photographs of bills sent for verification, and the estate chair who knows there is a leak in Block C because consumption tripled but cannot prove it without a paper trail nobody kept.
The gap is not a lack of software. Buildium and AppFolio are excellent for the markets they serve. The problem is that those markets are not Kenya. They price in USD and bill in dollars when the shilling weakens. They treat M-Pesa as one payment integration among many, when in practice it is how most tenants actually pay. They ship in English only. They build for portfolios of 200+ units when the typical Kenyan landlord runs 24. They route support through ticketing portals when the operator wanting an answer is on WhatsApp at 11pm. The result is software that works in theory and fails on Sunday afternoons.
TENari is built from the opposite direction. M-Pesa is a primary surface, not an integration. WhatsApp is a feature, not a contact channel. Pricing is published in KES with VAT inclusive, locked in for the life of the subscription. The product ships in English and Kiswahili because both languages are how Kenyan operations actually run. It is designed for the 24-unit block in Ruaka, the 18-room guest house in Nanyuki, the 56-unit estate in Karen, and the chama of thirty-eight women who reconcile contributions every quarter. It scales up — multi-property portfolios run cleanly — but it is not built first for the property group with 240 units and then translated downward.

What does it actually cost?+
Honest answer: we are publishing tier-by-tier KES pricing in June 2026. Until then, founding-cohort customers pay one of three rates based on property scale — typically KES 1,500–7,500 per month per property, VAT inclusive, billed in Kenyan shillings, no USD shock.
If you sign up during the launch window, your founding rate is locked in for the life of your subscription. We do not raise prices on existing customers when public tiers go live.
Is there a free trial?+
Yes — 30 days free, all features, no credit card required. We also include the first month free for any operator who signs up during the May 2026 launch period, on top of the trial.
If you decide TENari isn't for you in those 30 days, we help you export everything and walk away. No "delete your data within 14 days or it's lost forever" tricks.
Do I have to sign a long contract?+
No. Month-to-month is the default. Annual billing gets you 2 months free if you prefer to lock in. No cancellation fees, no notice period, no "we'll keep charging you for three months after you leave" clauses. Cancel by WhatsApp on the 1st, your subscription ends on the 1st.
What payment methods do you accept?+
M-Pesa Paybill (most operators), bank transfer (Equity, KCB, Co-op, Standard Chartered, ABSA, NCBA), and card (Visa, Mastercard) for those who prefer it. We invoice in KES with VAT inclusive — your accountant will not have to ask any questions.

Does it support M-Pesa?+
M-Pesa is not an integration — it is a primary surface. Tenants pay through your paybill or till. Receipts auto-match to the right tenant by reference. Statements reconcile in seconds. SACCO members contribute via M-Pesa with auto-receipts. Owners get payment confirmations on WhatsApp.
We support paybill, till, send-money, B2C disbursements, and the standard MPESA daraja API. If your bank also offers paybill aggregation, we read that too.
Does it work in Kiswahili?+
Yes. The operator dashboard ships in English and Kiswahili, switchable per user. Tenant-facing communications (WhatsApp reminders, M-Pesa receipts, statements) can be sent in either language — set the default and override per tenant.
This is not a Google-Translate veneer. The Kiswahili version was reviewed by Kenyan property operators who actually use it.
Can I use it on my phone?+
Yes — the web app is fully responsive and works on any phone with a browser. Native iOS and Android apps are in active development and ship Q3 2026. The mobile experience is a first-class part of the product, not an afterthought.
For meter reading specifically, the mobile flow includes GPS + photo proof per reading, working offline if your signal drops in basement parking.
Can I run multiple properties on one account?+

Yes. VAT summaries, withholding tax schedules, rental income reports, expense ledgers — all formatted for direct submission or accountant handoff. iTax-compatible exports available where the format applies.
We do not file your taxes — that is your accountant's job. We make sure they have everything they need without chasing you for it.

Can I export my data if I leave?+

What does TENari mean?
TENari reads as two words colliding. "TEN" stands for the ten-app ecosystem we plan to ship — and for tenants, the people every property operator ultimately serves. "ari" is the Swahili-rooted suffix that turns a noun into a tool, a person who does the thing. Read together: "the platform for tenants".
We didn't plan that meaning. We noticed it only after the name had already stuck — which felt about right. The best brand names tell you what they're for once you know them, and never feel forced.
The wordmark is a small piece of language design too. TEN is uppercase because it stands for something concrete. ari is lowercase because it's a suffix doing the grammatical work. The ghost-T outline on the logo is the platform itself: present, structural, holding everything together but not demanding the spotlight. The solid amber ENari is what the operator actually sees and uses.

⚖ EXECUTION & LEGAL EFFECT
When does a binding affiliate contract exist?
The TENari Affiliate Programme operates as a structured execution process. Each of the five contractual stages above is a condition precedent to the formation of a binding affiliate agreement. No legal relationship arises between the Applicant and Infrawatchkenya Ltd. (proprietor of the TENari platform) until all five stages have been completed in sequence and Stage 5 (Counter-execution) has occurred.
Stage 3 — Application:
Submission of the online enrolment form constitutes an expression of interest by the Applicant only. It does not, of itself, bind either party. The Applicant may withdraw at any time prior to Stage 5 without liability.
Stage 4 — Approval:
TENari Management shall review each application and respond within thirty (30) minutes during normal business hours (or by close of the next business day) communicating approval, conditional approval, or rejection via the WhatsApp number provided by the Applicant. Approval triggers Stage 5; rejection ends the process without liability to either party.
Stage 5 — Affiliate Execution:
Upon approval, the Applicant shall download the pre-filled agreement (which incorporates the data submitted in Stage 3 verbatim), review the full terms including commission structure, conduct standards, confidentiality obligations and termination provisions, execute the document by wet-ink signature (or verified digital signature where permitted by Kenyan law), and return the signed instrument to TENari Management via WhatsApp Business or email within seven (7) days of approval.
Stage 6 — Counter-Execution:
On receipt of the Applicant's signed agreement, TENari Management shall counter-sign, apply the company stamp, allocate a Unique Agreement Number in the form TEN-AF-YYYY-NNNN, and return the fully executed agreement to the Applicant by WhatsApp and email for the Applicant's records.
The fully countersigned agreement, bearing the Unique Agreement Number, constitutes the sole legally binding instrument between the parties. Commission entitlements, residual rights, and obligations under the affiliate programme commence from the date specified in Stage 6 and not before. Either party may withdraw from the process at any stage prior to counter-execution without liability or obligation. After counter-execution, only the termination provisions in Section 7 of the executed agreement apply.

How much can I realistically earn?
Phase 1 commission is 50% of the first month's subscription per converted client. A typical Growth-tier rental client (47 units × KES 49 = KES 2,303/month) yields KES 1,151 per signup. A Hotels & Guest Houses Lodge plan (KES 12,500/month) yields KES 6,250 per signup. Phase 2 (months 2-12) is 25% recurring on the same client. Founding affiliates who converted 8-12 clients in their first quarter typically earn KES 60,000-180,000 per quarter.
When and how do I get paid?
Monthly via M-Pesa, by the 5th of every month, for the previous month's qualified earnings. We send a detailed statement showing every conversion, every commission, every M-Pesa reference number. Anything under KES 500 rolls over to the next month so you do not get fragmented small payouts.
What does "qualified" actually mean for a conversion?
A client referred via your unique link who completes signup, finishes the 30-day free trial, and pays for at least one month. We do not credit the referral on signup alone — that creates fake conversions and ruins both the affiliate program and the product. Pay-then-credit aligns everyone's incentives.
Do I need a website, social media following, or marketing experience?
No. Most of our top-converting affiliates are property managers, accountants and Sacco officials who simply tell their networks what works for their own properties. Real-world referrals convert 4x better than cold social media. If you have a WhatsApp group of property owners, you have everything you need.
What if a client I refer cancels in month 3?

How will the tier system work?
Six tiers per suite — Basic, Iron, Silver, Gold, Platinum, and Platinum Pro (Enterprise). Each tier scales with your operation: more units, more rooms, more meters, more features. You upgrade or downgrade anytime; pro-rata billing handles the math.
Will pricing be in KES or USD?
KES. Every price, every tier, every invoice. You earn in KES, you bank in KES, you should pay in KES. Foreign clients can pay in USD via Stripe at the equivalent rate, but the published numbers stay KES native.
Will all 9 suites have the same tier structure?
Yes — same six tiers across every suite. What changes is what each tier means in that suite's context. Gold-tier on Rentals lets you manage up to 150 units; Gold-tier on Statement Analyser gives you unlimited monthly statements with custom rules. Same shape, different content.
Can I run multiple suites and get a bundle discount?
Yes. Multi-suite operators automatically qualify for our Bundle pricing once we go live: 3 suites = 10% off, 5 suites = 18% off, all 9 suites = 25% off. Combined with the May founding-user discount of 15%, multi-suite founders effectively get 40% off forever.
Is there a free trial separate from the May launch period?
After the May launch period ends, every suite will continue to offer a 30-day free trial for new users — no credit card, full feature access. That is a permanent product policy, not a launch-only promotion.
How do I sign up for the May 2026 free month?

Will pricing be published as 'per unit' or as flat tiers?
Both — depending on which makes sense for the suite. Rentals and Utilities will likely be per-unit/per-meter. Hotels and Service Charge will be flat tiers. Statement Analyser will be per-volume. We will publish the rationale alongside the prices.

What is the May 2026 launch welcome plan?
Every TENari suite is free for the entire month of May 2026 — no credit card, no commitment. You get the full feature set on whichever tier we provision for you. On June 1, you choose whether to continue (at our published prices) or stop. We do not auto-charge anyone.
